Villa Kipi

Villa Kipi is a very private 4 bedroom luxury villa located in the Batu Belig area with views onto Seminyak Beach. Conveniently located only a short drive to a vast array of popular bars, cafes and restaurants in Seminyak. This newly built villa is fully staffed and promises its guests a peaceful and memorable stay.

When arriving at Villa Kipi, you will enter through traditional Balinese gates which lead to large stepping stones across lotus ponds and a water feature. This takes you to the main living and dining area. This area is spacious with high roofing, comfortable sofas, a dining table which seats 8 people, a 52cm plasma television, Bose surround sound system and a portable i pod dock. Villa Kipi guests also enjoy WI-FI internet access.

The kitchen is fully equipped with all the modern conveniences and is located off the living and dining areas where the resident chef can prepare meals throughout your stay. Outside from the kitchen and living area is the main swimming pool (13.5m x 4.5m) with a wooden deck, sun loungers and umbrellas. The beautiful, three-bedroom, Villa Sunset is located just near the water on the shore of a peaceful ocean lagoon, only ten-minutes walk from the main street in a popular tourist area with many restaurants, shops, spas and five star hotels. The name of the villa speaks for itself – you can enjoy gorgeous sunsets without ever having to leave your own swimming pool.

From everywhere in the villa  you have views which you could only dream about. The interior design and architecture of the villa combines with the environment, to envelop you in comfort and an atmosphere of extreme relaxation by the ocean. Its proximity to the ocean will give you a sense of spiritual harmony and balance and you can watch the ebb and flow of the tides, enjoy a tropical cocktail near by the pool, or simply read your favorite book in a cozy waterfront gazebo. Villa Sunset is an ideal place for a secluded romantic getaway, family vacation or a funky holiday with friends. Despite the ocean near the villa not being deep enough for swimming, your own seven-seat comfortable car with private chauffeur can easily have you at the beautiful beaches of Nusa Dua at any time you wish.

Accomodation

The master bedroom has an en-suite bathroom and a balcony on the first floor. The magnificent ocean and sunset view from the balcony can be enjoyed with a cup of tea or a glass of wine while relaxing on the comfortable outdoor chairs. The marble bathroom has the additional open plan tropical shower.

On the ground floor there are two other bedrooms, each with private bathrooms, open shower and the ocean views. All the bedrooms are of equal size and are equipped with air conditioning, king size beds, toiletries and hairdryers.

Facilities

The villa is part of a small, secluded, gated complex on the shores of the ocean, with 24 hour security. A pathway with tropical flowers and small palms leads to a sandy beach where there is a small pier equipped with a private boat (US$135 / 4 hours), which you can use to go to the secluded beaches of neighboring islands, or fishing or snorkeling. There are free kayaks for guest use to discover the mangroves. There are 3 bicycles available for guest’ usage for free.

Entering the villa through traditional Balinese double doors you step to the garden area with its fabulous views of the ocean lagoon. Cooled by the ocean breeze, the garden has a large 20 metre swimming pool with Jacuzzi area and on one side of the pool there is a sunbathing zone with sun loungers. On the other side – an open dining pavilion with a wooden table and chairs for six persons and there is a gazebo with sofa at the edge of the water.

The villa’s interiors are modern in design with Balinese touches and use only natural materials including wood, stone and marble. On the first floor there is a spacious living room with open kitchen and bar. Sliding glass doors overlook the swimming pool and the ocean lagoon and allow the sea breeze to fill the villa. On a hot day, simply close the doors and turn on the air conditioning. On the opposite side of the living room sliding doors open into the patio with a small garden, a Buddha statue and fountain, filling the air with the soothing sounds of water. The living room is equipped with an LCD-TV with DVD-player and sound system and comfortable sofas. The entrance to the two guest bedrooms is from the living room. All bedrooms have their own private bathroom, outdoor shower, wardrobe and safety box.

Stairs lead up from the living room to the second floor master bedroom with a balcony overlooking the ocean.

Location

Villa Sunset is one of five villas that sit on the water’s edge on the western side of the Tanjung Peninsula in Benoa in southern Bali, just 20 minutes from Ngurah Rai International Airport. It is a very short drive from the upscale tourist enclave of Nusa Dua, home to many of the island’s best five star resorts and restaurants. The surrounding area is a water sports paradise and home to some of Bali’s best beaches, two championship golf courses and a swathe of top quality bars, dining venues. The villa has three bikes which you can use for pleasant rides around the area.

Near  the villa there is a small sandy beach with shallow water suitable for children to swim in, or for taking  walks along the sand. Villa Artis

The Villa ”Artis” is located in the Village of Umalas, close from Seminyak facilities, but still offering a panoramic view on the terrace rice fields. The size of the land is 4300 m2; all building parts and every bedroom is overlooking the garden and the view.

The swimming pool is fifteen meters long, and the garden is arranged with three different resting area, offering a sample of the various architecture of the Archipelago.

The villa is combining modern facilities, very high power electricity (more than 25 KW) and generator supply, strong water pressure in each bathroom, satellite TV, telephone, ADSL Wi-FI internet in each building and by the pool, with classical finest antique Indonesian style. In each bedroom is at least one double size spring bed.

The compound is composed of four separate buildings:

One Staff area (140 m2), located at the entrance in an original Javanese Joglo, with huge kitchen, laundry and maintenance. The extra large kitchen can be used for catering or dinner party.

The main house (around 400 m2)

In this house is located a spacious leaving area, and the dining terrace, overlooking the rice fields, with an extra kitchen and a bar. The floor is made of wood and the walls covered by tinted cement and terrazzo.

The three bedrooms are air conditioned and decorated in its own style. The master bedroom located upstairs is around 60 m2. The two bathrooms have an open-air garden, and one has a Jacuzzi.

The guest bungalow (around 80 m2)

Completely independent from the main house, with its large bedroom and lounge, and its open-air bathroom, it offers a perfect hide away for a couple or one family, with its extra bed downstairs, which can accommodate a child, as well as being accommodated like a sofa. The bathroom has its own garden and terrazzo bathtub.

The Antique Aceh House (100 m2)

In this building overlooking the rice fields and the pool is located a huge suite upstairs, with a lounge and unsuited child room, all with an amazing view. Downstairs is located a bathroom dedicated to the user, and an amazing resting place on a wooden deck, with swings, lazy chairs and sofa. Once a gain a completely different space, independent form the rest of the house, which can accommodate a whole family.

The Garden

The very large garden (4300 m2) is nesting different resting area, including a Beautiful Balinese Bale Gede, a Javanese Bale by the swimming pool, trampoline in the shade for children, and swings. Huge trees and flowers, large lotus pound.

Staff and Services

Our staff (9 persons full time) is very efficient and provides a full service, seven days, including shopping meal preparation and service, until 10 PM, and laundry for our guest with no extra charge. Most of the women speaks English and understands French. They know any shopping place. The cooking is fine, including French, Thai, Japanese and Italian specialities. We also provide security at night. Dry clean is available, with an extra charge.

Larger dinner parties can be arranged on request, as well as baby-sitting with an extra charge.
